When you’re marketing a property on Rightmove, there are lots of things that you need to get right. The pictures and text that represent a property are both vital (see the links at the bottom of this post!) but the price is also extremely important - more important than you might imagine.
What price is your property currently being marketed at? For example, is it £299,950, £299,999 or £300,000?
Just a few pounds can make a BIG difference. And here’s why:
The Rightmove search function looks between two specific prices. So if your property is on the market at £299,950 and somebody starts a search between £300,000 and £310,000, your property won’t show up in that search … even though your property is only £50 less than the specified search terms and the potential buyer intends to spend more money than you’re requesting.
If your property price ends in anything other than three zeros, you could be missing out on vital search traffic.
However, if you price your property to match Rightmove’s drop-down price boxes, you will appear in at least two searches. For example, if your asking price is exactly £300,000 (one of the Rightmove options), you will show up in a search from £290,000 to £300,000 and also in a search from £300,000 to £310,000.
The key lesson is this:
Make sure that your property appears in as many searches as possible by pricing it in line with Rightmove’s search terms. When you do this, you effectively double the number of people who will see your property, significantly increasing your chance of finding a buyer.
