When is the best time of day for potential buyers to view your home?
There are a number of things to think about before you answer this question, including:
- Crowd noise. If you have a football ground or other major venue nearby, keep an eye on the schedule and avoid any large events.
- Commuting hours. You don’t want to stand in the garden shouting over traffic if the area is usually quiet.
- School times. If you live anywhere near a school and parents have a tendency to park near your house, make sure that you steer clear of the school run.
- Bin days. No street looks nice with a row of wheelie bins outside.
- Finally, when does your home look at its best? When does light stream through the window? When does the garden look fantastic? When will the pond be glistening?
A keen buyer won’t be put off by restricted viewing times, but the wrong time of day can ruin a viewing. So when it comes to selling, timing really is everything!
